Public housing at a neighborhoood scale / Completion 2003

The six-story building is home for 13 special needs families and a small neighborhood community space in the Lower East Side of Manhattan.

189 Stanton Street represents an important change in attitude to make public housing more mainstream. For example, the two and three bedroom units each have two baths, master-bedroom suites, and spaces for washer/dryers.  For a small building, the lobby has a gracious feel and extends to a rear yard outdoor space.  Like Sondra Thomas Senior Housing, the design is advanced through careful planning to maximize usable floor areas within the allowable zoning envelope and budget restrictions.

Located in the emerging neighborhood, it is often viewed as "luxury housing" and its market value has increased substantially since it was initially designed as a turnkey project with limited HUD funding.
