Proposal for a 34 story residential tower in Lower Manhattan / Completion 2006-2010
The mixed-use project is planned to complement the adjacent tower at 111 John Street. The program maximizes the zoning envelope to include residential use, retail spaces, and a lower level public parking garage in 228,000 SF of gross floor area. The new tower is set back from Cliff and Pearl Streets to allow for urban plazas and the exposure of existing windows at 111 John Street. The urban plaza is animated by retail uses, including new openings in the lower level spaces in 111 John Street. A through block circulation path connects the lobby to both street frontages. The flexible tower design was planned for the alternative development of university housing or rental/condominium units with larger floor areas |
