Affordable Housing for New Homeowners / Completion 2009           

Gates Avenue Cooperative is a 5-story residential building with 10 One-Bedroom and 24 Two-Bedroom apartments sponsored by the Pratt Area Community Council. The design was developed under the NYC Department of Housing Preservation & Development Energy Star Program to meet NYS Energy & Development Authority (NYSERDA) criteria. Oversized windows and open kitchens provide enhanced a sense of light and space within the units. Energy efficient features include enhanced insulation of the building envelope, energy efficient boilers and electrical motors, and high efficiency lighting systems. Individual apartment are sealed and vented to the exterior with trickle vents that provide 24 hour fresh air circulation. Windows have removable lower sashes for a/c units which are stored in winter months. The energy consultant is Steven Winter Associates.
